Godrej Epitome is a residential project by Godrej Properties at Manpada, off Ghodbunder Road in Thane West, within the Mumbai Metropolitan Region. The project is at pre-launch stage, and early access is already open for prospective buyers. For a buyer living overseas, the practical questions are how an apartment can be bought, how it is funded, how money moves in and out of India, and how the paperwork can be completed without travel. This page sets out those rules and steps for NRI buyers.
Under the Foreign Exchange Management Act, a Non-Resident Indian or Person of Indian Origin may buy residential property in India without prior approval from the Reserve Bank of India. The Foreign Exchange Management (Acquisition and Transfer of Immovable Property) Regulations set the framework. The restrictions apply to agricultural land, plantation property and farmhouses, which are outside the scope of an apartment purchase. A flat in a registered residential development is the straightforward route for an NRI, and the project's planned residences of 2, 3 and 4 BHK formats fall within that category.
Funding usually comes through one of three channels. An NRE account holds repatriable rupee funds that were earned abroad, and an FCNR account holds foreign-currency deposits that can be converted at the time of payment. An NRO account holds income earned in India, such as rent or interest, and it has limits on repatriation. Direct remittance of foreign currency from an overseas bank is also common. Indian banks offer home loans to NRIs against residential property, and the project's marketing refers to bank home loan support. The payment structure is linked to construction progress, and early-bird offers are mentioned for buyers who book first.
Repatriation is an important point for NRIs planning a future sale. Sale proceeds from property bought with foreign-currency funds can be repatriated under the FEMA rules, and the limits for proceeds from property held through an NRO account are capped at USD 1 million per financial year, after tax compliance. Rental income from a flat can be credited to an NRO account and remitted within the same limits, with the relevant tax forms filed through an authorised dealer bank. Keeping clear records of the original remittance helps when the property is later sold.
Remote booking and management are well suited to an NRI buyer. A power of attorney allows a trusted person in India to sign documents, attend registration and handle possession on the buyer's behalf. If the power of attorney is executed abroad, it must be attested by the Indian embassy or consulate, or apostilled under the Hague Convention, and then stamped and registered in India. The buyer completes PAN and digital KYC, signs agreements electronically where the process allows, and the attorney completes the sale agreement registration in Maharashtra. Stamp duty and registration charges are payable on the agreement in the state.
Tax planning should be part of the purchase decision. When the seller is a non-resident, the buyer must deduct tax at source under Section 195 of the Income Tax Act at the applicable rate. On a later sale, capital gains tax applies to the gain, and the rate depends on the holding period. An NRI can claim deduction for interest on a home loan under Section 24 of the Income Tax Act, and exemptions under Section 54 may apply on reinvestment of gains in a residential property. A chartered accountant familiar with cross-border property transactions can confirm the figures for each buyer's situation.
The developer behind the project is Godrej Properties Limited, headquartered in Mumbai and a subsidiary of the Godrej Industries Group. The company is listed on the Bombay Stock Exchange and the National Stock Exchange, operates in 12 cities across India, and has tracked 57 projects, of which 31 are delivered. In Thane, it acquired a plot on Ghodbunder Road in 2018 and signed a joint development agreement for an approximately 18-acre land parcel, disclosed in a regulatory filing dated 23 February 2026. The Manpada site also sits close to the Hiranandani Estate, about 10 minutes away, and the planned Thane Coastal Road is expected to add further connectivity to the wider western suburbs.
For NRI buyers, the Manpada address offers a practical base for both living and investment. Schools such as Orchids The International School and DAV Public School, hospitals including Hiranandani Hospital and Horizon Prime, and shopping at Viviana Mall and R-Mall are all within reach. Thane railway station is about 15 km away, and the Chhatrapati Shivaji Maharaj International Airport is about 40 km from the site. Those who want to see the project in person can plan a visit around the booking window, and those who prefer to proceed remotely can work through a registered power of attorney and digital documentation from abroad.
